Timber Floor Sanding & Polishing Pricing, Costs And Breakdown

Many people ask us for a ballpark quote or a fixed price, and this is almost impossible to do. Each floor is unique and will require different skills to perform the job required. If we had fixed pricing, it would not be in anyone’s favour, so we price each job individually and cost each stage of work. Pricing for floor sanding and polishing usually has four common factors, though.

Free Quotes

Hopefully, this will give you a good enough guide, but alternatively, just contact us for a free quotation. For many simple small jobs, we can accurately quote over the phone as a guide, but before undertaking any project we will perform a site visit and discuss the work with you to give you a proper written, no-obligation quote detailing the job in full.

Condition Of The Timber Floor Surface

This is usually the most important factor as it will dictate what we can and can’t do, if any repairs are necessary and how quickly we can work

Type Of Flooring

There are many types of wooden flooring, some are designed to be re-sanded and polished over time, while others will require a different approach

Type Of Finish

This usually involves the top surface treatment which can vary wildly depending on the type of wooden floor you have

Size Of Floor Area

This obviously dictates how much work there is to do. Sometimes access and ventilation can be a factor too

FAQs

Time frames are dependent on the size and particulars of the job. However, for reference a typical 3-bedroom home can be completed in 3 to 4 days. Upon inspection we can provide a more accurate timeframe.

Our primary concern is the safety of occupants. In some circumstances it may not be appropriate to remain in the work environment due to exposure to noise, fine dust, and machinery, however, we will work with you to ensure we minimise any inconvenience.

Our machines are fitted with efficient vacuums and dust bags keeping your property clean. Typically, the sanding process generates little residual dust, and we try to reduce this as much as possible for your benefit and for ours.

Yes. Removing furniture is the responsibility of the owner and should be done prior to the arrival of our professionals.

Where possible pre-sanding your kitchen area before installation is a good idea. This provides an opportunity to make any repairs and ensures a level and clean surface for your kitchen to be assembled, minimising the risk of marking the new kitchen. After installation we will return to complete your floor.

Ideally, floor sanding should be one of the last trades on the job and completing any significant work prior is a good idea. Generally, floors are done after the interior is painted and other trades have completed their work, however, this is unique to each project, and we will work with you to facilitate a smooth process.
