We only use water-based finishes, whether these are gloss or matt sheens is up to you but we do not use oil-based finishes for multiple reasons
- Oil-Based Polishes – They can yellow over time, making them unsuitable for light or white maple floors. It also takes over a day to dry, delaying floor use and requiring a full weekend for multiple coats. Additionally, it can highlight oil stains, affecting the floor’s appearance
- Water-Based Polishes – These emit minimal odour and don’t require harsh solvents for cleanup. It provides a clear finish that won’t yellow over time, making it ideal for light-coloured or natural maple floors. Drying quickly (often within an hour or two) t allows multiple coats in a single day. Additionally, it’s less flammable than oil-based alternatives, ensuring a safer application
What Polishing Will Do To Your Floors
Polishing is the final stage after sanding and then staining (if required). It’s the surface that will protect your wooden flooring from everyday wear and tear like dirt, scratches, food and water spills etc. The type of finish (matt, satin or gloss etc) is entirely up to you. Once we have applied enough coats to achieve the desired finish we will buff them to leave your floors looking like new.

How long does the floor sanding and polishing process take
Time frames are dependent on the size and particulars of the job. However, for reference a typical 3-bedroom home can be completed in 3 to 4 days. Upon inspection we can provide a more accurate timeframe.
Do I have to move out of the house while work is being done?
Our primary concern is the safety of occupants. In some circumstances it may not be appropriate to remain in the work environment due to exposure to noise, fine dust, and machinery, however, we will work with you to ensure we minimise any inconvenience.
How long after coating floors can I walk on them?
Our finishes allow for light foot traffic 24 hours after final coat. You can carefully lift and return your furniture 72 hours after the final coat is applied and we recommend fitting felt pieces to your furniture legs to protect your floor.
Will the coating have a strong smell?
All our coating products are water-based, which produce next to no odour and no lingering smell.
Do I need to remove my own furniture?
Yes. Removing furniture is the responsibility of the owner and should be done prior to the arrival of our professionals.
Can I just have my floor polished and not sanded?
Yes! If your wooden flooring is in good condition but has simply started to lose its sheen and protection we can provide a polishing-only service. Commonly though, most floors will have more surface wear and tear like small scratches that will require sanding, but we can let you know when we provide a free quote and make an inspection
Can polishing and sanding remove scratches?
Yes but with some limitations. For regular cosmetic scratches spanning large areas or affecting multiple floorboards, professional floor sanding and polishing are often necessary. This process involves sanding the entire floor surface to achieve a smooth, even finish, effectively eliminating scratches and other imperfections like scuff and stain removal, dulling of finish, discolouration or fading, uneven wear in high traffic areas, peeling or flaking of finish and replacing damaged boards. For deep scratches or damage that affect the structure of the flooring then often boards will need to be replaced as sanding is insufficient but we will always discuss this with you as part of a free on-site estimate
